Strathroy-Caradoc Mortgages: Local Prices, Closing Costs and Rural Properties

Tyler Stiller, CPA, Mortgage Broker (FSRA Licence #M20002930) | Dominion Lending Centres National Ltd. (Brokerage FSRA Licence #12360) | Updated November 2026

Short answer: I'm a CPA and licensed mortgage broker with my office at 2 Front Street West in Strathroy. I compare your purchase, renewal or refinance across 20+ lenders, including banks, credit unions and monoline lenders. My accounting background helps most when income takes more explaining: self-employed, commission, rental or more than one source. Call or text 519-670-3205.

Strathroy-Caradoc had 23,871 residents in the 2021 census, up 14.4% from 2016, and about 16,000 of them live in the town of Strathroy itself. The town sits on Highway 402, about 35 kilometres west of London. Many of my clients are local: people buying their first home here, families moving up, and owners renewing or refinancing.

Who is the mortgage broker in Strathroy with a CPA designation?

That's me. As a CPA, I read your income the way an underwriter will. If you're self-employed, I can work out which tax-return lines and add-backs a lender is likely to count before you apply. If you have a salary plus a side business or rental income, I lay it out clearly so the file doesn't stall on a misunderstanding. I can't promise an approval: every lender applies its own rules, and your income, debts, credit and the property all matter.

What does a home cost in Strathroy?

In October 2026, the MLS® Home Price Index benchmark for Strathroy-Caradoc was $721,200, according to the London and St. Thomas Association of REALTORS® (LSTAR). The benchmark tracks a typical home, so it moves less than the monthly average sale price, which was $569,023 in October and can swing month to month. The figures cover the whole municipality of Strathroy-Caradoc.

On a $650,000 purchase, the minimum down payment is $40,000: 5% of the first $500,000 plus 10% of the remaining $150,000. Ontario land transfer tax on that price is $9,475, and eligible first-time buyers can get up to $4,000 refunded, which brings it to $5,475. My calculator shows your own numbers.

Is there a city land transfer tax in Strathroy?

No. Toronto is the only Ontario municipality with its own land transfer tax. In Strathroy you pay only the provincial tax, due on closing day along with your legal fees and adjustments. Plan for that cash on top of your down payment.

Can I get a mortgage on a rural property near Strathroy?

Often, yes, but rural properties come with extra conditions. Lenders may ask for a water test or a septic inspection, and some limit how much land and how many outbuildings they count toward value. Some lenders handle acreage much better than others. I'll tell you what a lender is likely to ask for before you firm up an offer. See mortgage services for the kinds of files I handle.

Why use a Strathroy broker instead of going to my bank?

A bank generally offers only its own mortgage products. I compare 20+ lenders for you and explain the trade-offs between them: penalties, prepayment options, portability and how each lender treats your income. For most residential mortgages, the lender pays my brokerage, so there is usually no fee to you. In some cases, such as private or alternative lending, a fee may apply; if so, I'll disclose it in writing before you commit.

Can we meet in person?
