If your mortgage is coming up for renewal, you've probably noticed rates look different than they did five years ago. You're not imagining it, and you're not alone. Almost 6 out of 10 Canadian homeowners are renewing their mortgage in 2025 or 2026.

Your bank will usually only reach out a few months before your renewal date. That doesn't give you much time to shop around. You can start looking 6 to 12 months early, compare a few lenders, and lock in a good rate before the deadline pressure kicks in.

Good news: if you want to move your mortgage to a different lender at renewal, you usually don't have to re-qualify under today's tougher rules. That means more options, and lenders competing for your business instead of you just accepting whatever your bank offers.
